What Is a 1% Real Estate Commission and How Does It Work?

You've probably seen the phrase "1% commission" and wondered if there's a catch. It sounds too good compared to the 2.5% to 3% that most listing agents charge. Here's a straightforward explanation of what a 1% commission means, how it works in practice, and what to look for when evaluating whether it's the right fit for you.
The Basic Definition
A 1% commission means your listing agent charges 1% of your home's final sale price as their fee for representing you in the sale. On a $700,000 home, that's $7,000. On an $800,000 home, it's $8,000. The math is straightforward.
Compare that to a traditional 2.5% to 3% listing fee: on that same $700,000 home, you'd pay $17,500 to $21,000 just for the listing side. The difference is $10,500 to $14,000 on a single transaction.
What the 1% Covers
A full-service 1% agent provides the same core services as a traditional agent. At LOGO Real Estate, the 1% listing fee includes:
Comparative market analysis and pricing strategy
Professional photography and property marketing
MLS listing with syndication to all major real estate platforms
Showing coordination and buyer communication
Offer review, negotiation, and contract management
Inspection, appraisal, and closing coordination
Support and availability from listing day through closing day
What About the Buyer's Agent?
The 1% listing fee covers your representation as the seller. The buyer's agent is a separate conversation. Since the 2024 NAR settlement, sellers are no longer required to offer buyer's agent compensation through the MLS. You can choose to offer a concession to attract more buyers, or negotiate it as part of each offer. Your listing agent should walk you through the options based on current market conditions in your area.
The LOGO List One Get One Model
LOGO Real Estate takes the 1% model one step further. LOGO stands for List One Get One. When you sell your home with me at 1% and then buy your next home with me, I give that 1% back to you at closing as a credit. The net cost of selling your home becomes zero.
It's designed for the most common scenario in real estate: a seller who is also a buyer. Most people who sell their home are moving somewhere else, which means they need both sides of the transaction handled. LOGO is built specifically for that client.
