Southridge Highlands Ranch

Southridge sits in the southern part of Highlands Ranch and is one of the newer villages in the community. It borders the Backcountry Wilderness Area, which means residents have direct access to over 8,200 acres of open space for hiking, cycling, and getting outside without driving anywhere. For people who want a suburban neighborhood that actually connects to nature, Southridge is hard to beat.
The neighborhood has a friendly, family-oriented character. Streets wind through cul-de-sacs with landscaped lawns and a mix of architectural styles, from traditional Colonials and Craftsman homes to Ranch and Contemporary designs. It's a visually varied neighborhood, which gives it a less cookie-cutter feel than some newer Colorado suburbs.
What the Homes Look Like
Southridge offers a range of housing options including single-family homes, townhouses, and some attached properties. Home styles and sizes vary more than in older Highlands Ranch neighborhoods, which means buyers have more options at different price points.
Pricing in Southridge tends to run slightly more accessible than Northridge or Eastridge, with median home prices generally in the $500,000 to $650,000 range depending on current market conditions. Entry-level attached homes and townhouses can offer a lower starting point, while larger single-family homes on desirable lots push into the upper ranges.
Schools
Southridge falls within the Douglas County School District and feeds into some of the highest-rated schools in the community. The main schools serving this area are:
-
Arrowwood Elementary, a well-regarded K-6 school in the neighborhood
-
Copper Mesa Elementary, also serving Southridge, highly rated by independent school reviews
-
Mountain Ridge Middle School, serving grades 6 through 8
-
Mountain Vista High School, consistently ranked among the top public high schools in Douglas County and one of the best in Colorado
Mountain Vista High School is a standout. If school quality is a priority in your home search, Southridge's high school assignment is a real advantage.
Southridge Recreation Center & More!

The Southridge Rec Center is well known among Highlands Ranch residents, and the indoor lazy river is the feature most people mention first. Beyond that, the facility includes a zero-depth entry activity pool, indoor and outdoor swimming pools, a full fitness center, racquetball and basketball courts, a climbing wall, a turf field, group fitness studios, and more. Like all four HRCA rec centers, access is included in your HOA dues.
The real bonus for Southridge residents is the proximity to the Backcountry Wilderness Area. With over 8,200 acres of protected open space right at the edge of the neighborhood, trail access here is in a different category than what you get in other parts of Highlands Ranch.
Getting Around
Southridge is on the southern end of Highlands Ranch, which puts it close to C-470 for commuters heading toward Denver or the mountains. Castle Rock is also a short drive south on I-25, which matters for people who work in that direction. The trade-off is that you're a bit farther from some of the retail along Broadway and University, though Highlands Ranch Parkway keeps most daily needs within reach.
