Eastridge Highlands Ranch

If you're looking for a neighborhood in Highlands Ranch that checks every box for families, Eastridge is usually the first one that comes up. It's one of the original villages in the community, positioned on the east side of Highlands Ranch near Santa Fe Drive and north of Highlands Ranch Parkway. It has the kind of infrastructure and walkability that takes decades to develop, and it shows.
Eastridge has a reputation for being one of the most livable parts of Highlands Ranch. The trail system runs directly through it, connecting residents to schools, the rec center, and shopping without ever needing a car. That's not marketing language — it's genuinely the way a lot of people who live there get around day to day.
What the Homes Look Like
Homes in Eastridge tend to be spacious, with open floor plans, private yards, and mature landscaping. You'll find a mix of single-family homes built primarily from the late 1980s through the early 2000s. Lot sizes are generous compared to newer Denver-area suburbs, and the neighborhood has the settled, established feel that comes with age.
The median home price in Eastridge currently sits around $650,000 to $670,000. Single-family homes typically range from the mid-$500s up to $900,000 or more depending on size and condition. Townhomes and attached properties offer a lower entry point for buyers who want to get into the neighborhood at a more accessible price.
Schools
Eastridge feeds into the Douglas County School District, one of the top-rated districts in Colorado. The main schools serving this area are:
-
Fox Creek Elementary, a well-regarded K-6 school in the northern part of the neighborhood
-
Redstone Elementary, serving the southern part of Eastridge, also highly rated
-
Cresthill Middle School, grades 7 and 8
-
Highlands Ranch High School, one of the largest and most established high schools in Douglas County
Both elementary schools earn strong marks from independent school rating services, which is a meaningful data point for families evaluating where to buy.
Eastridge Recreation Center & More!

The Eastridge Rec Center
The Eastridge Recreation Center is one of the four HRCA facilities included in your HOA dues, and it's one of the best in the community. Amenities include an outdoor pool with a zipline and water slides, an indoor lap pool, a zero-depth wading pool with a splash fountain, a climbing wall, sand volleyball courts, a full fitness center with cardio and free weights, a running track, group fitness studios, a spa and steam room, gymnasiums, and a nursery and day camp for younger kids.
If you have children, this facility alone is worth understanding before you buy in Highlands Ranch. Eastridge's rec center is frequently cited as one of the most impressive of the four.
Getting Around
Eastridge sits in a convenient spot for commuters. Santa Fe Drive and C-470 are both accessible, giving you quick routes north toward Denver or south toward Castle Rock. The neighborhood's internal trail system makes it easy to get to everyday destinations on foot or by bike, which is genuinely unusual for a suburban community of this size.
Shopping, dining, and services are all within a short drive along Highlands Ranch Parkway and Broadway, and the town center area adds additional options nearby.
