If you've spent any time looking at homes in Highlands Ranch, you've probably come across Northridge. It's the original, the first neighborhood developed when Highlands Ranch was built out in the mid-1980s. That history shows up in the best ways: mature trees, bigger lots, established landscaping, and a neighborhood that feels settled in a way the newer parts of Highlands Ranch just don't yet.
Northridge sits in the northern part of Highlands Ranch, roughly between C-470 and Highlands Ranch Parkway. It's one of the most accessible areas in the community for commuters, with quick on-ramp access to C-470 heading east toward I-25 or west toward the mountains.
What the Homes Look Like
Most homes in Northridge were built between 1984 and the early 2000s. You'll find a mix of traditional two-story layouts, ranch-style homes, and some larger Craftsman and Tudor-style properties. Lot sizes tend to be more generous than what you'll find in newer Highlands Ranch subdivisions, and the mature tree canopies on many streets make a noticeable difference in how the neighborhood feels.
Condos and townhomes in Northridge typically run from the mid-$300s to the low $400s. Single-family homes start around $600,000 and commonly range up to $1.2 million, depending on size, condition, and lot. The higher-end estates in the area can push $1.5 to $2 million. The median sale price for Northridge homes currently sits around $700,000.

Recreation and Amenities As an HRCA (Highlands Ranch Community Association) neighborhood, Northridge residents have access to all four of the community's recreation centers. The Northridge Recreation Center is the closest and offers an indoor pool with an aqua climbing wall and diving well, ten racquetball courts, a covered tennis pavilion, fitness facilities, hot yoga, and martial arts studios. It's a genuinely impressive facility, and it's included in your HOA dues. Beyond the rec center, the neighborhood connects to the broader Highlands Ranch trail system with over 70 miles of maintained trails that run through open space, parks, and along community green belts. If you have dogs, kids, or just want to get outside, this neighborhood delivers. For daily errands, University Boulevard has national retailers and restaurants, and the Highlands Ranch Shopping Center at Broadway and Highlands Ranch Parkway has a Safeway and supporting shops. The Promenade along County Line Road adds more options for dining and specialty stores.
What Buyers Say About Northridge
The feedback I hear most from buyers who land in Northridge is that it feels like a real neighborhood. The streets have sidewalks, people walk their dogs, kids are outside. It has a community feel that some of the newer subdivisions are still working to develop. The mature landscaping plays a big role in that. You're not looking at scraped lots and brand-new sod. You're looking at 30 and 40-year-old trees that have grown in around well-kept homes.
