What Are Closing Costs When Selling a Home in Colorado?

When you sell a home in Colorado, the money you walk away with is not simply the sale price minus your remaining mortgage. There are closing costs on the seller's side that come out before you see your net proceeds. Knowing what to expect helps you plan your move and evaluate what you are actually keeping from the sale.

The Main Closing Costs for Sellers in Colorado

Here is a breakdown of what sellers typically pay at closing:

Real Estate Commission

Commission is almost always the largest closing cost for sellers. Traditional listing agents charge 2.5% to 3% of the sale price. If you also offer buyer's agent compensation, that typically adds another 2% to 2.5%. Combined, traditional total commission can run 5% to 6% of your sale price.

At LOGO Real Estate, the listing fee is 1%. On a $700,000 home, that is a $7,000 listing fee versus $17,500 to $21,000 with a traditional agent. That difference alone is often the single biggest financial decision in the entire transaction.

Title Insurance

Colorado sellers typically pay for the owner's title insurance policy. This protects the buyer against any title defects or claims that might surface after closing. The cost varies by sale price but generally runs between $1,000 and $2,500 on a typical Highlands Ranch home. In Colorado, it is standard for the seller to cover this cost, though it is technically negotiable.

Closing Fee

The title company charges a closing or settlement fee for handling the transaction. In Colorado, this fee is often split between buyer and seller, though the specific split is negotiable in the contract. Expect to pay roughly $500 to $800 for your share.

Prorated Property Taxes

Colorado property taxes are paid in arrears, which means you owe taxes for the portion of the year you owned the property. Your share of that year's taxes will be calculated at closing and deducted from your proceeds as a credit to the buyer.

HOA Transfer Fees

If your home is in an HOA, which covers most of Highlands Ranch, you will likely pay transfer fees and document fees at closing. These vary by HOA but commonly run between $200 and $600. The HRCA in Highlands Ranch has its own fee schedule for resale certificates and transfers.

Seller Concessions (If Negotiated)

If you agreed to pay any of the buyer's closing costs as part of the contract negotiation, those amounts come out of your proceeds at closing. This is common in markets where buyers are asking for help covering their costs. It is negotiated case by case and not automatic.

Recording Fees and Miscellaneous

The county charges a small fee to record the deed transfer. This is typically under $50. There may also be small wire transfer fees or other administrative charges that add up to a couple hundred dollars.

What Does This Add Up To?

Setting commission aside, the non-commission closing costs for a typical Colorado seller generally run between $3,000 and $5,000 depending on sale price, HOA, and what was negotiated in the contract. Commission is on top of that and is the variable that most dramatically affects your net proceeds.

On a $700,000 home, a rough seller closing cost estimate might look like this:
