When Is the Best Time to Sell a Home in Highlands Ranch?

Spring is historically the strongest selling season in Highlands Ranch, and that holds true across the Denver metro area broadly. But timing is not the only factor, and listing in February versus waiting until May can mean thousands of dollars either way depending on your situation.

Spring: The Peak Season

In the Highlands Ranch market, buyer activity typically picks up in late February and ramps through March, April, and May. Families who want to move before the school year ends are actively searching. Inventory is higher, but so is demand. Well-priced homes in good condition receive strong offers and often sell quickly during this window.

If you have flexibility in when you list, late March through mid-May is generally the sweet spot. You capture peak buyer activity while giving yourself time to close before summer.

Summer: Strong but Slower Than Spring

Summer remains a solid selling season, especially June and early July. Activity slows somewhat in late July and August as vacations reduce the buyer pool. Homes still sell in summer, but you may see fewer showings and less urgency from buyers than you would in peak spring.

Fall: Underrated and Often Overlooked

September and October are better selling months than many people expect. Inventory drops after summer, which means less competition for your home. Buyers who are still actively searching in fall tend to be serious and motivated. The combination of lower competition and serious buyers can work in your favor.

Winter: Slower, but Not Dead

November through January is the slowest stretch of the year. Fewer buyers are actively searching, and the holiday season creates additional friction. Homes do sell in winter, and buyers in the market during December and January are often highly motivated. But you will generally see longer days on market and fewer showings than in spring or fall.

One exception: if you list in early January before spring inventory hits, you can get good results with limited competition.

The Most Important Factor Is Not Timing

Every real estate agent will tell you spring is the best time to sell, and that is generally true. But the bigger factor in how quickly you sell and what you get for your home is price. A well-priced home in January will outperform an overpriced home in April almost every time.

If you are ready to sell now, do not wait for spring if your situation does not require it. The right price in any season beats the wrong price in the right season.
