Is a 1% Real Estate Agent as Good as a Full-Commission Agent?

It's a fair question, and one you should ask. The assumption that higher fees mean better service is deeply embedded in how people think about professional services. In real estate, that assumption doesn't hold up the way you might expect.
Where the Assumption Comes From
In most industries, price signals quality. You pay more for a better product or a more skilled professional. Real estate commissions don't work that way because they're calculated as a percentage of the sale price, not as a reflection of the work involved.
An agent charging 3% to sell a $400,000 home earns $12,000. An agent charging 3% to sell a $900,000 home earns $27,000. The work involved in selling both homes is roughly the same: same MLS listing, same photography, same negotiation, same contract management. The seller of the more expensive home simply pays more because the percentage stays fixed.
What Actually Determines Agent Quality
Agent quality comes down to experience, market knowledge, negotiation skill, and communication. None of those things are correlated with commission rate. A 1% agent with 20 years of experience and hundreds of transactions will outperform a 3% agent with two years in the business in virtually every scenario.
The right questions to ask any agent, regardless of what they charge:
How long have you been licensed, and how many homes have you sold?
What is your average sale price compared to list price?
What is your average days on market?
What does your marketing plan look like specifically for my home?
Can I see your reviews and talk to past clients?
What to Watch Out For With Low-Commission Agents
There's a real difference between a full-service 1% agent and a limited-service discount brokerage. Some lower-cost options reduce fees by also reducing what they do: fewer showings, slower response times, no negotiation support, or leaving you to manage large parts of the transaction yourself.
Before signing with any agent at any commission rate, get a clear written list of exactly what services are included. If an agent can't give you that clearly, that's a red flag regardless of what they charge.
